Decker Lumber & Supply Lot Covenants

The use of the land is subject to the following restrictions

It is agreed that these covenants are to run with the land and shall be binding on all persons claiming under them for a period of thirty (30) years from the date of these covenants are recorded. These lands shall be used only for residential purposes and no building shall be erected, altered, or razed or permitted to remain on any such lot other than a single-family dwelling which shall have at least one thousand two hundred (1,200) square feet of living area on the first floor, two story homes require one thousand (1,000) square feet of living space on the first floor, together with a private garage designated to house nor more than three cars. No portable residence, house trailer, or manufactured home shall be located or constructed upon this land. All buildings erected upon this land shall be completed in the exterior with conventional finishing within two (2) years after commencement of construction. No fences taller than four (4) feet shall be erected on said properties.
